The brief was to refurbish and enlarge a modest 1970s house on Hayling Island fronting Chichester Harbour between Mengeham Rythe Sailing Club and HISC. The challenge was to re-order and rationalise the spaces, provide additional living accommodation, to make the most of the superb views and to celebrate the building's underlying mid-century "DNA" whilst keeping to a modest budget.
On the south side a second storey is added to give 4 identical bedrooms, a WC/shower and a family bathroom over two floors. The stair is turned 90 degrees and repositioned to give two large open-plan spaces facing the harbour on the north side. On the ground floor is an open plan kitchen-dining "day" room with full height sliding doors which open onto the garden and slipway. On the first floor is a generous lounge and "evening" room with wood-burning stove and magnificent harbour views. The entrance is shifted to the west side where a welcoming porch is added leading to an entrance hall with bench seat and storage and a separate utility room beyond.
Existing brickwork is painted white and the rest of the masonry is finished in white render. UPVC cladding is replaced with white stained timber boarding. Copings and rainwater goods are replaced with white powder coated aluminium and windows with natural anodised aluminium. Richard generated a 3D working model to inform and communicate the design.
A full planning application was submitted in July 2022 and planning permission was granted in October 2022.
